Understanding the Builder’s Warranty obligation.
The Builder’s Warranty Inspection usually takes place between the 10th and 11th month after the closing. Some defects don’t reveal themselves until after the home has been lived in for some time. Builders rely on subcontractors to do most of the work when building the home. These subcontractors then have to find qualified labor. Most of the time the subcontractors are qualified and dependable; however, their workers can sometimes be overworked and tired or not as qualified as they stated. The builder will not be notifying you that the warranty is about to expire. It is up to you to take action and have an independent evaluation done by your professional home inspection company to protect your interests. Then you can go back to the builder with any defects that are found during the inspection process, so he can fix the mistakes that were made by his crew.
