Engineer’s Foundation Evaluation
The purpose of an Engineer’s Foundation Evaluation is to have an Engineer investigate and determine, to the extent possible, the foundation's current condition and any necessary repairs that may be needed immediately and/or in the future.
Blackland Home Inspections, through a partnership with Noble Engineering Services, understand that foundation issues can be a cause for concern for property owners, and we aim to provide clear and concise information to help you make informed decisions about any repairs needed for your property.
The evaluation by our team generally includes:
- Documenting visual observations made during a physical walkthrough
- Observing factors influencing the performance of the foundation
- Conducting an interview of occupants/owners/managers regarding a history of the property and foundation
- Reviewing pertinent information including Geotech reports, construction drawings, field reports, and repair docs
- Providing elevation, deflection, and tilt calculations to assess foundation performance and establish a baseline
- Providing a detailed conclusion and Executive Summary.
HUD/ FHA Mobile Home Structural Engineering Inspections
Blackland Home Inspections, through a partnership with Noble Engineering Services, can perform a Housing and Urban Development (HUD) structural engineering inspection to meet the requirements under the Permanent Foundations Guide for Manufactured Housing (PFMGH).
Our team will visually assess the existing foundation and determine if a permanent foundation is present, attached, sound, and fully supported per the PFMGH requirements for HUD.
Our team can then customize an engineering report for you and your lender (depending on VA, FHA, or Conventional financing).

We have worked with Clayton and Julie for many years and we highly recommend their services. Their team is very experienced and thorough. We particularly like the infrared thermal imaging to reveal leaks behind walls or in attics that otherwise can't be seen. Caleb was very proficient and a pleasure to work with at our most recent inspection. He worked 5 hours and was very detailed in our report. After my initial two-star review, the owner reached out to me to discuss the issues I had. Overall, he was helpful and informative and I believe we were able to achieve a common ground. There was an item or two that I believe should have been memorialized on the report for my information due to not being present for the majority of the inspection. Thank you for reaching out to discuss the original problems I posted about.
UPDATE: I’m leaving my revised review up because the owner was cordial. I wonder if my inspection would have been better had the owner conducted it versus Caleb. Three months of homeownership (7/4) and I’ve had to hire a structural engineer to come evaluate my home for significant foundation problems. I paid for the top tier package this home inspection company offers and I regret purchasing it. I should have paid for the basic package and then found experts for the remaining items (pool, plumbing, foundation, etc.). At the end of our inspection with Caleb, he told us based on the numbers of the foundation elevation survey of the home, it was “balancing” itself out. Here I am now about to spend thousands of dollars on foundation repairs.
The takeaway message is this: I never ever felt good about the thoroughness/value for my money that the report this inspection company provided to me. I regret a lot about the day of the inspection, including utilizing this company. If you utilize their services, please only pay for the basic package and then hire outside experts for the big ticket items.

If I could give them a one but there customer servers is good. I used blackland heme inspections in February.
I had questions about the inspection proses trying to make sure they did a thorough inspection. HE told me they did but I found out that couldn't be further from the truth. I just got back home from a deployment. wan I started inspecting the house myself, there were a lot of issues.
-Sprinkler system is one
the inspector himself told me that all the zones of the system are properly functional that was wrong. I just went through all the system and most of the sprinklers are not functional. And the inspection he said they just need a little adjustment.
They also said they don't care about cosmetic stuff meaning as long as it's not gonna cause the house to break down they don't care.
all their inspections items have a disclaimer that says further evaluated and corrected by a Licensed personnel.
The individual they sent out also failed to mark some parts of the
inspection sheet. when I called to see why, they said he just messed up and forgot to mark it. So if he's going make a mistake on something as simple as putting a checkmark on a iPad. How many other things has he forgotten about to inspect?
I am honestly mad!!
I do not recommend this Company, they have good customer service and they seem like nice enough people.
But that's not gonna stop a leak or something that wasn't properly inspected form causing you to pay thousands of dollars out-of-pocket.
I requested a refund so I can get The house reinspected Because There was a doubt left in my mind they did not do there due diligence.
they offered to come back and show me how the sprinkler System worked.
I just hope there is nutting big or hidden, I don't know anything about.

Caleb seemed very thorough in giving me the report since I was not able to be there during it. The sellers are putting a new roof on the house and got a plumber out to fix the master shower and it is draining properly now. We I’ll be adding extra gutters as Caleb suggested as well as extending where they stop right by the foundation. So it looks as though it is going to go through. Thank you all for all the help. It was greatly appreciated. I really didn’t understand the concierge services you mentioned unless it was to recommend contractors and I think we have that handled. Thanks so much.

The inspector, Tom Camlin, was highly recommended and I now understand exactly why. He was so thorough. After the inspection was completed, he went through it with me, item by item. He was willing to explain his findings and answer all of the great volume of questions I presented.

The owner provided great information over the phone about the inspection process and services they offer, and was able to get me on their schedule right away.
Caleb conducted our inspection and did a great job. He was very thorough and detailed, and took the time to answer my questions during the inspection, and to go over the report with us at the end of the inspection.
They use technology to increase the scope and accuracy of their inspection such as thermal imaging camera and an altimeter to measure any movement in the foundation. And, the report was in my email inbox before we left the property!

We used Caleb Moore for two separate inspections this year. The initial for a house we thought we wanted, and the inspection went very smoothly. He ended up finding a lot more wrong with the house than we thought and saved us from a bad deal. He just completed our new build final inspection. Everything is so detailed and meticulous. He found things we weren’t aware of and gave us such peace of mind. With a new build, there can be some red flags that we wouldn’t know to see and he found anything and everything and confirmed nothing was alarming. He found items such as random screws that need to be sealed on the roof and screws missing on the new fence. I really suggest using this company for your inspection needs just by how thorough. I decided to stop by while the inspection was happening just to see if anything else popped up that he may not have caught and he found everything I noticed. The report is explained in full and any questions any answered no matter how small. I did not feel like a nuisance while being there, but made sure to stay out of his way.

Fantastic company for inspections! Extremely happy we chose Blackland for our new home purchase. Owners are friendly, kind, fast and patient. The inspectors, Tom and Caleb, performed an excellent review of the home. Our report results were very thorough and had great pictures to reference.
We showed up for the last hour and felt welcomed and prioritized. I was worried we would be in their way but they never made us feel like an annoyance or burden. Tom was very thoughtful and thorough. Answered all our questions and gave easy to understand explanations to ensure we knew what was found. He also helped us understand general home maintenance tips to either remedy or avoid certain things.

Tom was the Inspector assigned to check out the townhome I'm interested in purchasing. When he had completed his inspection, he called me so I could meet with him to discuss his findings. Every interaction with the office and the inspector himself was positive. As this was our first home buying rodeo, we needed extra guidance and flexibility. They worked with us when setting the appointment, let us know what was needed and what to expect, and helped us to understand the inspection report. Additionally, and most importantly, the report itself was thorough and illuminated several problems for us. As such, it had a huge impact on the home buying negotiations and preparing us for what would need to be done if we end up buying.

I was impressed with their service overall. The entire team from the front office to the guys on the ground who completed the inspection where courteous, professional and knowledgeable. So, I called at 9pm on Friday night on Labor Day Weekend with only 3 days to get my inspection done.... Clayton was there at 8am the next morning! He is thorough, knowledgeable, and patient. He explained everything he noted in a concise no frills way that was easy to understand and also made it plain the items that i should address immediately and others that I just need to keep a close eye on. Scheduled a home inspection with Blackland and dealt initially with Julie and then Crystal. Both were extremely responsive and flexible. The seller had a hectic schedule he was trying to manage and needed to reschedule the inspection several times. Julie and Crystal took the initiative to change things around to accommodate the schedule every time. In addition, I did not have to do anything to facilitate, they just took care of it. This was critical as we were nearing the end of our option period and I was out of state. Once onsite, Clay (inspector) was very thorough, patient, and took the time to explain everything in detail. And this was around 6:00 PM on a Friday prior to a holiday weekend after they had already been at the property for 4 hours. Written report was very professional and available immediately after the inspection, again saving time prior to our option period ending. Very impressed and I will definitely use their service again.

Wonderful, very intricate, timely, inspections done for remodeled homes that I was looking to purchase for myself for my retirement home. the first home I had inspected Blackland was able to arrive on very short notice, and found some serious foundation and other issues, and had I purchased this home without their inspection it would have cost me thousands of dollars to fix. My next inspection with backland on a different home showed me signs of normal wear and tear on a 50 year old remodeled home and a few things that i will call specialists in to check and or repair but that the house was selling at a fair price. I am purchasing this house.

The team at Clayton Houston and Blackland Home Inspections is absolutely amazing from start to finish. We were in the process of purchasing a house. The staff with Blackland Home Inspections made the entire process smooth and easy from the beginning. I called on a Monday to set up house, pest and sprinkler inspection and they were able to schedule an inspection for Wednesday. Very quick and efficient. On the day of the inspection, they called us an hour before they were done so we could go to the property and discuss in person what was found during the inspection. This is the follow up Blackland inspection for our new house for that critical one year period before warranty. Would not go with anyone else. This is my second time using Blackland for a home inspection. Clay inspected the first home and was extremely thorough and very informative as to how to mitigate items that needed repair. Brittany performed the inspection on a second home. She was just as thorough and knowledgeable. Brittany went above and beyond pulling out a shovel and digging an area she had concerns of water leakage. I did not see the water on the surface but somehow she knew it was deep in the ground.
